Campus 56 is a 58,000 SF high-performance workplace repositioning project for Embarcadero Capital Partners (ECP). The project consists of the renovation, addition, and site design for two individual adjacent properties, both owned by ECP. LMA designed these sites as a unified campus that can be leased by either one or two tenants. This West LA project was greatly affected by two utility easements and specific zoning codes, and presented a unique challenge that required strategic navigation through a long list of City Departments. LMA assumed the role of expeditor as well as architect in order to stay close to the process and efficiently obtain approval.

Each building housed both warehouse and office spaces that were initially very much separated and did not offer much connection to each other or to the outdoors. The design approach opens up these dark, separated buildings to create cohesive, open-plan, and light-filled spaces. The exterior of each building is composed of large storefronts, multiple entries, and several overhead doors. The interior spaces have been stripped of the 1980s office partitions and ceilings and now expose the structure and volume above. Each building has a strong relationship with the exterior, which is achieved through the addition of large openings, patios, and second-floor decks.
